Real estate skip tracing for investor lists: upload an absentee, probate, vacant or driving-for-dollars CSV and get back up to 10 phone numbers per owner with line type, plus any emails found. You pay per matched record: $0.03 a record at any list size, with no subscription, and see the price before you pay.

## The lists investors run

- Absentee owners: The owner's mailing address differs from the property. Map both address blocks: the mailing address is usually where the owner lives.
- Vacant properties: Upload the owner name with the mailing address from your list source. A vacant property's own address rarely reaches the owner.
- Probate: Upload the executor, administrator or heir you are trying to reach, with the address you have for them, rather than the deceased owner.
- Tax delinquent and pre-foreclosure: County and list-provider exports work as they are. Your status, amount-owed and date columns come back untouched beside the results.
- Driving for dollars: Pair each property with the owner name from the county record before you upload; a row needs a name and one complete address.

## Priced per record

Any list size

$0.03

per record, misses not charged. Orders start at 50 records.

## Why pay per record

- No subscription; pay for lists by card or prepaid credit.
- Records with no phone and no email are never charged: the rest of the checkout hold is released.
- Re-run your dead leads and pay only for what comes back new: records you have run with us before that come back with nothing new are not charged, and changed ones come back marked Updated.
- The total is shown before you pay, from the row count of the list you upload.
- Each number carries its line type, so texting can take the mobiles and a dialer the rest.

## Before you call or text

The numbers are not consent to contact anyone, and they are not scrubbed against do-not-call or litigator lists. Scrub before you dial, honour opt-outs and check your state's rules. The regulators' own guides: FTC Telemarketing Sales Rule and FCC on the TCPA. Not legal advice.

## Questions

Q: Which list types can I upload?
A: Any CSV of property owners with a name and an address: absentee owners, vacant properties, probate, tax delinquent, pre-foreclosure or a driving-for-dollars list. Each order is one file; lists can be combined into one file or run separately.

Q: What counts as a match?
A: A record that comes back with at least one phone number or email. A record with only an email still counts as a match. A record with no phone and no email is a miss. Misses are never charged.

Q: Do I pay again for records I've already run with you?
A: No. Once a record has matched on your account, you are never charged for it again, in a later list order or in a single search. The one exception is a record that comes back with contact information you have not received from us before: that is a genuinely new match, it is labeled Updated, and it is billed. On a list order, every record you have run with us before that comes back with nothing new is not charged, neither is any record with no phone and no email, and the rest of the hold is released. On a single search, a record you already have with nothing new costs nothing and the credit goes back to your balance. So old lists are worth re-running: re-run your dead leads and pay only for what comes back new.

Q: Can I use this data to send texts or make calls?
A: You are responsible for complying with the TCPA, state calling and texting laws, and the federal and state do-not-call registries — including scrubbing against them before you dial, honouring opt-outs, and observing calling-hour limits. Phone numbers we return are not consent to be contacted. Read the permissible-use page before your first order; you will be asked to accept it once.
