Bulk skip tracing for real estate: Turn a property list
into a call list.

Real estate skip tracing for the list you already have: upload the CSV, map your columns once, and get back up to ten phone numbers per owner with the line type on each, plus any emails on file — under 5 cents a record on every list. You pay only for matches: we hold the quoted amount and any record with no phone and no email is never charged.

No subscription. Pay for the list in front of you.

Three steps, and the price is fixed before step three.

  1. Step 1

Upload the list you already have

Drop in the CSV your list tool exported. Nothing needs renaming, reordering or cleaning first — we read your header row as it is.

  2. Step 2

    Confirm the column mapping

We propose which of your columns are the owner name and the address blocks. Change anything that looks wrong, see the first rows exactly as we read them, then approve.

  3. Step 3

Pay, then download the enriched file

The price is fixed before you pay. Your original columns come back untouched with phone numbers, line types and emails appended — and you are charged only for matches: the rest of the hold on your card is released, automatically.

What comes back in the file.

Double Check, powered by SkipSmart Technology, only at Skipmatch.com. On list orders, we search by name and address first, then try the address alone for eligible misses. Those results are marked Owner at address and may belong to someone other than the person on your list. It is on for every list order. Single searches and free starter orders are excluded.

Up to 10 phone numbers per owner
Ranked best-first, each labelled mobile, landline or VOIP, so a texting campaign can take only the mobiles and a dialer can take the rest.
Email addresses where they exist
Returned when the record carries them. They are not on every match, and we never pad the file with guesses built from a name and a domain.
Your own columns, in place
APN, acreage, equity, notes, whatever you uploaded — every original column returns in the original order, so the file drops straight back into your CRM.
An honest match count
Each row is marked matched or not. Lists of owner-occupied residential records typically match well above land and vacant-lot records; you see the real number for your list, not an industry average.

A ten-row list going in and the same ten rows coming back. Both are invented records — no real owner, no real parcel, no working phone number.

Questions worth asking first.

How long does a list take?

It depends on the size of the list. You are told the moment the file is ready, and the order page shows exactly where the job is in the meantime — queued, running, or delivered. We do not publish a delivery time until we have measured one we can keep on every list size.

Is there a minimum list size?

Yes. List orders start at 50 records. For one owner at a time, use a single search instead.

Can I search for just one owner?

Yes. Single search: $0.10, charged only on a match, paid from prepaid credit ($10 minimum top-up). Add credit once, then search as often as you like; a search sets aside 10 cents of your credit when you place it, uses it only if the search matches, and gives it back to your balance if it does not. List orders are $0.03 a record, paid by card or prepaid credit.

Why do I need a $10 balance to run one record for 10 cents?

Card payments have a processing minimum and a fee on every charge, so a 10 cent charge to a card is not possible; Stripe, our card processor, will not take one. Instead you load $10 once, which pays for 100 single searches. You are charged 10 cents only when a record matches, and a search that finds nothing costs nothing: its 10 cents goes back to your balance. Prepaid credit expires 12 months after your last credit purchase, single search or credit-paid list, and unused credit is refundable on request within 90 days of purchase.

Is there a minimum charge?

Minimum charge $0.50 when any record matches. Card payments cannot be charged below 50 cents, so an order whose matched records come to less than that is charged $0.50. An order where nothing is billable costs nothing.

What happens to records that do not match?

We place a hold for the quoted amount and charge only for matches when your file is delivered; the rest of the hold is released. A record that comes back with no phone number and no email is never charged. Your order page shows the hold, the final charge and the amount released, so the arithmetic is checkable rather than promised.

Do I pay again for records I've already run with you?

No. Once a record has matched on your account, you are never charged for it again, in a later list order or in a single search. The one exception is a record that comes back with contact information you have not received from us before: that is a genuinely new match, it is labeled Updated, and it is billed. On a list order, every record you have run with us before that comes back with nothing new is not charged, neither is any record with no phone and no email, and the rest of the hold is released. On a single search, a record you already have with nothing new costs nothing and the credit goes back to your balance. So old lists are worth re-running: re-run your dead leads and pay only for what comes back new.

What file format do you need?

A .csv with a header row, up to 50 MB and 100,000 rows. Exports from the usual list tools work as-is — the column mapping step reads your headers and proposes the match, and you confirm or change it before anything is priced. Excel exports saved as CSV are fine, including the Windows-1252 ones.

What do you do with my list?

It is stored encrypted, used to run your order, and never sold, shared, pooled into a marketing database, or used to contact the owners on it. You can ask us to delete an order's files at any time by writing to support@skipmatch.com. The full detail is in the privacy policy.

Can I use this data to send texts or make calls?

You are responsible for complying with the TCPA, state calling and texting laws, and the federal and state do-not-call registries — including scrubbing against them before you dial, honouring opt-outs, and observing calling-hour limits. Phone numbers we return are not consent to be contacted. Read the permissible-use page before your first order; you will be asked to accept it once.

Where does the contact data come from?

Our agentic skip tracing rotates between three core providers, idiCORE, Enformion and Delvepoint, weighing all three for the best match on each record based on proprietary factors like location, property type and intent scoring. Results here are not a consumer report and can't be used for credit, employment, tenant, or insurance decisions.

Is there a subscription or a credit pack I should buy instead?

No subscription. A list order is $0.03 a record, paid by card or prepaid credit, so you pay per list, per order. Single searches use prepaid credit, at $0.10 each, charged only on a match.

What's the largest list I can run in one order?

Up to 100,000 rows or 50 MB per file, whichever comes first. Larger lists split into more than one order.
