Mapping a county export
County files name their columns every which way. You do not rename anything: the upload reads your header row, proposes a match for the headers it recognizes and lets you pick the rest, then shows the first rows as we read them. Column names below are typical examples; yours will differ.
| In your export | Maps to |
|---|---|
| OWNER_NAME / OWNER1 | Owner name (split on the last space) or first + last name |
| MAIL_ADDR, MAIL_CITY, MAIL_ST, MAIL_ZIP | Mailing address block |
| SITUS_ADDR, SITUS_CITY, SITUS_ZIP | Property address block |
| APN / PARCEL_ID, ACRES, ZONING | Not mapped: kept and returned as they are |
Mailing address vs situs address
The situs address is where the parcel is. The mailing address is where the owner gets the tax bill. For vacant land the situs often has no house number at all ("0 Old Quarry Rd", "Lot 7"), so the mailing address is usually the one that reaches the owner. Map both if you have both; a row needs at least one complete address (street, city, state and ZIP). The vacant land owner guide walks through preparing a county parcel export step by step, and the mailing vs property address guide covers which address to trace.
Heirs, LLCs and trusts
Land lists carry more entity and estate owners than house lists. Upload those rows like any other. We do not promise to find the person behind an entity: a row that comes back with no phone and no email is never charged. Some owners still take manual research, such as the state's business entity search for an LLC's registered agent and members, or the probate court for an estate. See skip tracing LLC-owned property and finding the heirs of a deceased owner.
Built for big county pulls
Orders run up to 100,000 records. A 10,000-record list is priced at $0.03 a record, $300.00 held at checkout, and misses are never charged. Your APN, acreage and any other columns come back unchanged, so results drop straight back onto your parcel list.
